- How long does it take to buy a house?
The average buyer takes 30-60 days to “house-hunt” before making an offer on a home. We then take a few days to negotiate the best price and terms for you and ratify the contract. From that point it’s typically 30-45 days to close on the home and get the keys.
- How much do I need to pay my Realtor?
Nothing! As your Buyer Representative, my fees are fully paid by the Seller.
- How much cash will I need?
Different loan options will provide various percentages for a down payment but typically vary from as little as 3% up to about 20% of the purchase price. Some loan products, such as VA or USDA offer 0% down options. In addition, there are some costs that will be due at the time of closing, including title insurance, taxes and loan origination costs. Some loan programs will enable you to finance these costs as well.
- How do I know if the house I choose is a good investment and not a money pit?
Any house should be inspected by a licensed home inspector that will carefully examine the house with you and test all the systems and look for potential issues before you buy. Financially, we help to look at the values of comparable homes in the area to ensure you’re making a good investment. Further, we almost always have the home professionally appraised during the loan approval process to ensure that the appraised value is equal or more than your purchase price.
